HOW THE SELLING PROCESS WORKS

  1. Initial Meeting

    This is when we meet and discuss the details of your property. To gather all the inform ation needed to complete the (CMA) Comparative Market Analysis.
    Also, at this time I will assess the location, the neighborhood profile as well as the condition of the exterior and interior of your property.


  2. Evaluation of Your Property

    Once all the data has been collected and compiled I will search recent Sold and Expired listings for comparison to complete the evaluation process. The next step is to present to you the CMA and explain my Marketing Plan.


  3. Determine Market Value

    The Market Value In Your Home Is Determined In Several Ways.

    The Market Value of your home Is Not:
    • What you have in it.
    • What you need out of it.
    • What it is appraised for.

    The True Market Value of your home IS:
    • What a Buyer is Willing to Pay for the Property Today.
    • Based on todays market.
    • Based on todays competition.
    • Based on todays financing.
    • Based on todays economic conditions.
    • Based on the buyers perception of the property condition.
    • Based on location and normal marketing time.



  4. Marketing Your Property

    Internet Exposure: I will advertise your property on different web sites.
    • (MLS®) Multiple listing Service,
    • saskhomes.ca,
    • realtyexecutivessaskatoon.com
    Print Advertising: Showcase magazine - Ad snaps - real estate parade
    Open House: I will hold at least one open house and more if necessary
    REALTOR® open House: REALTOR® open houses can be very effective and are held on different days for each area of the city of Saskatoon.
    Yard Signs: My FOR SALE sign acts as a 24/7 salesman
    Sales Meetings: discuss and promote your home at our regular scheduled Realty Executives sales meetings.
    Flyers: for advertising open houses, new listing in the area
    Home Feedback: My feedback system that keeps you informed and in the loop. Click the link for more information
    Radio Advertising: I will often advertise my listings on C95 FM for maximum exposure of your property.


  5. Offers

    (i) Contract of Purchase and Sale ( offer to purchase) the offer will be delivered to me either by email, fax, or in person by the buyers agent.
    (ii) Conditions of the Offer. (subject to conditions) Common conditions you may encounter are: Financing, Home Inspection, Property Condition Disclosure Statement, Furnace and Chimney Inspection. These are only a few of many different conditions that may be a included as part of the offer.
    (iii) Counter Offer, Negotiation- If the Terms and Conditions of the offer are not suitable we will then complete a Counter Offer and deliver it to the Buyers Agent for acceptance by the buyer.
    (iv) Acceptance -When you and the buyer agree on the original or counter offer only then will there be an accepted offer to purchase your property.


  6. Closing

    Once all conditions have been removed by the Buyer its time to contact your lawyer to let him/her know all conditions have been removed and your house is now sold. My conveyancing team will forward all documentation to your lawyer prior to your scheduled appointment with him/her. At this meeting your lawyer will have you sign over the title of your house to the buyer and unregister any mortgage or encumbrances that may be registered against the property.
